Ask an RV owner what they worry about on the roof and most will say the rubber. Ask a repair shop what they actually see fail, and the answer is the sealant: the beads of caulk running around the air conditioner, the vents, the skylight, the antenna base, the ladder mounts, the marker lights, the refrigerator vent, and the front and rear cap seams.
Membranes do age. But a membrane in reasonable condition simply sheds water. Sealant is what stands between water and the plywood decking at every point where something is bolted through the roof, and sealant is a consumable with a shorter life than the rig.
Know which membrane you have before anything touches it
There are a few common roof types and they do not want the same chemistry. EPDM is a rubber membrane, usually with a slightly chalky feel and a dull finish. TPO is a stiffer thermoplastic, usually smoother and brighter white, and it does not chalk the way EPDM does. Fiberglass and aluminum roofs are their own category and behave more like a painted surface.
The practical consequence: petroleum-based cleaners and solvents attack EPDM. Products fine on fiberglass can shorten the life of a rubber roof measurably. Before we clean a roof we identify the membrane, because the wrong bottle for twenty minutes can cost years.
The two sealants, and why the difference matters
- Self-leveling sealant goes on horizontal surfaces. It flows out flat and pools slightly around fittings, which is exactly what you want on a roof. It looks messy by design.
- Non-sag, or non-leveling, sealant goes on vertical surfaces: the sides of the cap seams, around clearance lights, on the walls. It stays where you put it.
Using the vertical product on a horizontal seam leaves a bead that never fully flows into the gap around a fitting. Using self-leveling on a wall gives you a stripe that runs down the sidewall and sets that way. Both are common, both are visible, and both are a hint about who worked on the rig before you.
Where to actually look, in order
If you can safely get on the roof, or safely see it from a ladder, walk it in this order. Take photos as you go so you have a record to compare against next year.
- The front and rear cap seams. These flex most on the road and they crack first. Look for hairline splits running along the length of the bead.
- The air conditioner. This one is different: the AC does not seal with caulk, it seals with a compressed foam gasket under the unit, and that gasket flattens over the years. A leak here is a bolt torque and gasket issue, and caulking around the shroud does not fix it.
- Roof vents and the skylight. Plastic vent lids go brittle under Valley UV and crack, and a cracked lid puts water straight into the bathroom.
- The refrigerator vent, the antenna base, and any solar mounts. Anything installed after the factory is a common leak point because it was drilled after the fact.
- Every screw head you can see. Sealant shrinks back from fastener heads before it fails anywhere else.
What early failure looks like
Failing sealant does not usually look dramatic. It looks like a bead that has pulled away from the surface at one edge, or gone chalky and lost its flexibility, or developed fine cracks that you would not notice from standing height. The simplest test is a fingertip: press a bead gently. Healthy sealant has give. Failed sealant is hard, and it will often lift at the edge.
Inside the coach, the signals are further along. A soft spot underfoot, a stain on a ceiling panel, a musty smell that comes back after you air it out, or a sidewall that has gone slightly wavy when you sight down it. That last one is delamination, which means water has been in the wall long enough to separate the fiberglass from its backing, and that is not a detailing repair.
By the time a roof leak is visible from inside, you are not paying to fix a leak. You are paying to fix what the leak has been doing quietly for two seasons.
Why covering old sealant is worse than leaving it
The tempting shortcut is to run a fresh bead over the failing one. It looks resolved and it takes an afternoon. The problem is that the crack in the old sealant is still there underneath, and it is still connected to the seam. New sealant on top bridges the visible gap but does not bond into the joint, and now water that gets in has a covered path and no way to evaporate.
That is the version we get called to look at most often: three or four layers of sealant on a cap seam, the top layer looking fine, and moisture underneath the whole stack. Proper resealing means removing the failed material back to a sound surface, cleaning it, and laying a new bead into the actual joint. It is slower and it is the only version that works.
How often, and what it is worth
Most manufacturers ask for a roof inspection at least once a year, with resealing as needed. Rigs stored outdoors in Sacramento heat need it more often than the manual suggests, because UV and 100 degree summers age sealant faster than the schedule assumes. If your rig lives uncovered in a storage lot, treat annual as the minimum and check the caps every spring before the first trip.
The economics are not close. A roof inspection and a targeted reseal is a routine maintenance cost. Delamination repair is structural work priced in thousands, and a coach with documented water intrusion loses resale value beyond the cost of the repair itself.
